  • The housing scheme is known as “DDA/Delhi Development Authority Housing Scheme 2010
  • The housing scheme shall be open from 25-11-2010 to 24- 12-2010 and has 16000 flats on sale.
  • All the detail of the flats are given in the following paragraphs.
  • All the DDA flats are given on “As is where is Basis”.
  • All the DDA flats are fully constructed and are ready for occupation.
ELIGIBILITY FOR DDA HOUSING SCHEME 2010:
1. The housing/flats applicant must be a citizen of India.
2. The application should be a major (i.e. the applicant should have completed 18 years of
age) on the date of filling-up of the DDA housing scheme 2010 application form.
3. The applicant must not own any residential flat or plot in full or in part on lease hold
or free hold basis in Delhi/ New Delhi/ Delhi Cantonment either in his/ her own name or in
the name of his/her wife / husband or in the name of his/her minor or dependent children.
4. The word “Family” used in the brochure means spouse (if any), dependent/minor children,
if any.
5. Both husband and wife can apply for DDA flats (if they fulfill all the eligibility
conditions) but only one of the two will be allotted the flat if both are found to be
successful in the draw.
6. Only one application will be valid from one person.
7. An individual who has already been allotted a plot or house/flat constructed by the Delhi
Development Authority or any other land owning department of the government of Delhi is not
eligible to apply for a flat under DDA housing scheme 2010.
8. No income criteria has been fixed by the DDA. An individual can apply  for any flat
according to their requirement and affordability.
9. Any applicant who wishes to apply for DDA housing scheme 2010 must hold an account in any
bank and all details related to that account must be filled in  the application form. The
DDA assumes that the bank, where individual holds the account, has followed KYC (Know Your
Customer) norms of the RBI.
10. To apply for any flat, an applicant must have a PAN (permanent Account Number) which
should be quoted on the application form.
RESERVATIONS
The details of reservations under the DDA Housing scheme 2010 are as under:
  • 17.5 % of the flats are reserved for Scheduled Caste (SC) applicants
  • 7.5% of the flats are reserved for Scheduled Tribes (ST) applicants (it should be note thatif adequate no of applications are not received from ST category applicants, DDA will alotremaining flats in favour of applicants belonging to SC category and vice-versa).
  • 1 % of the flats are reserved for war widows.
  • 1 % of the flats are reserved for physically handicapped persons and
  • 1 % of the flats are reserved for ex serviceman.
IMPORTANT NOTES:
1. If the number of flats (in respect of reserved category) comes to fraction i.e. less than0.5, it would be rounded off to zero but in case it is 0.5 or more, it would be rounded offto 1.
2. For applications in joint name (under SC or ST reserved category), both (joint) theapplicant should belong to the same category or should be in the blood relation or withinthe family.
3. For applications in joint names (under War Widows, Physically Handicapped, Ex- serviceman reserved category), the joint applicants should be from within the family as defined in Para IV or should be in the blood relation.
4. If there are less applications (less than the prerequisite) from the above mentioned 5 categories, all the remaining flats will be offered to the applicants of the un- reserved categories.
DDA APPLICATION FORM
Application Procedure:
1. A registration money of Rs 1,50,000/- or 50,000/- (Janta/ORT only) shall be deposited by the applicant by a Single Banker’s Cheque/ Demand Draft of any bank drawn in favour of “DDA Housing” payable at Delhi/New Delhi. The applicants who are using downloaded form need to deposit a separate draft/ banker cheque of Rs.105/- (100/- cost of form + 5/- D-Vat) in addition to Rs. 1,50,000/- or Rs.50,000/- (Janta/ORT only). The applicant should present the Banker’s Cheque/Demand Draft along with the application form completed in all respects at one of the prescribed bank branches, on working days till december 24, 2010. The applicants should also send a duly filled up application form by registered post, addressed to the Branch Managers of nodal bank branches, to reach not later than 15 days before the last date of closure of the housing scheme. The envelope (to be sent via post) should be clearly marked “Application under DDA Housing Scheme 2010″. It should be noted that payment by cheque, Multiple Bankers’ Cheque/ Demand Draft will not be accepted with the application form.

2. No application forms be accepted after date of closure of the scheme. If, it is found atany stage that the issue date of payment instrument (draft etc) is after the closure of the housing scheme, such applications will be summarily rejected and the DDA would not entertain any such application in draw of lots.
3. The applicant must give 1 or more preferences of their choice by writing locality codes in appropriate box and put a cross (x) mark against the localities not preferred. If any box is left blank or preferences are not given in prescribed locality codes, the application form would be considered incomplete and would be rejected. No preference for sector/ pocket/floor can be exercised by the applicant and no request for change of sector, pocket or floorshall be entertained by the Delhi Development Authority (DDA).
4. The application form must be signed only by the applicant, who wants to get a flat under this Scheme. There should not be any cutting, erasing or overwriting in the application form. In case an applicant wants to make changes, they should fill up a fresh application.
5. DDA will not consider any conditional application form and incomplete application forms will be rejected summarily without citing any reason.

6. Individuals holding a registration with DDA under any of its other schemes can also apply under DDA housing  scheme 2010 but they have to make payment of registration amount of the scheme in full. They should separately make a written request for withdrawal of Registration Deposit of the earlier scheme once they are successful in this scheme.
DOCUMENTS TO BE SUBMITTED ALONG WITH APPLICATION FORM
1. DOCUMENTS FOR ALL CATEGORIES
  • Self attested Copy of PAN (Permanent Account Number)
  • Proof of residence e.g self attested copy of passport or identity card or election card or ration card or driving license or telephone bill o; electricity bill or water bill or house tax receipt or bank pass book (page carrying name and address) or CGHS card.
  • Self attested copy of bank Pass Book/ Statement of account mentioned in the application form
2. DOCUMENTS FOR RESERVED CATEGORY
In addition to (1) above, applicants applying under any of the reserved categories will have to submit the following documents:-
  • An attested copy of the original certificate from the District Magistrate/Sub Divisional Magistrate of the area concerned in case the applicant belongs to the Reserved Category of SC/ST.
  • An attested copy of the original certificate issued by the Medical Board of a Govt, Hospital in case the applicant is applying under the reserved category of physically handicapped persons.
  • An attested copy of Discharge Certificate from the competent authority of Ministry of Defense / Dept. of Defence in case of Ex-serviceman.
  • An attested copy of “Requisite Certificate” issued by the Ministry of Defence/Dept. of Defence, in case applicant comes under Reserved Category of war-widow,
  • An applicant not submitting the requisite documents will not be considered for allotment under the Reserved Category and will be treated under the General Category.
DOCUMENTS REQUIRED FOR POSSESSION OF FLAT
Applicant will have to submit the following documents for possession of the flat:
  • Copy of Bank Account Passbook/ Bank Statement duly attested by the Bank Manager from which the Allotment money has been deposited alongwith Payment proof.
  • Conveyance deeds duly stamped from the office of collector of stamps. Blank Conveyance deeds would be sent to allottees alongwith the demand letter.
  • Affidavit
  • Undertakings
  • Duly filled possession letter in quadruplicate
  • Photograph and three signatures of self and wife, if any, duly attested.
  • Identity proof and address proof.
  • Self Attested Copy of PAN Card
MODE OF ALLOTMENT
All the eligible applicants shall be considered for allotment through a computerized draw based on random number technique. The draw shall be held in the presence of panel of observers.

SURRENDER/CANCELLATION OF THE FLATS

The successful applicants shall have the options to surrender the DDA flats before the issue of the possession letter. Flat will be automatically canceled in case payments are not made within the prescribed period. Cancellation charges as prescribed below shall be recovered from the applicant:

Following documents are to be submitted to get refund in case of Surrender/Cancellation of the flat:
  1. Original allotment-cum-demand letter issued by DDA in respect of allotted flat.
  2. Proof of residence in case there is change of address as given in the application form.
  3. Photocopy of passbook or bank manager’s/ in charge certificate in case there is change in bank particulars from as given in the application form.
In case flat is canceled automatically as stated above, Refund will be made after deduction of cancellation charges as stated above and no interest would be paid on amount deposited.
